Better Space, Not Just More Space

Residential Architectural Design for Extensions, Loft Conversions & Home Improvements

About Me

I’m Ian Tullett, a Chartered Architectural Technologist specialising in residential design for homeowners across Kent and the South East. I’m passionate about good design and genuinely enjoy helping people transform their homes, whether that’s improving how spaces flow, bringing in more light, or solving tricky constraints.

I work closely with clients from the earliest ideas through planning, building regulations and construction, providing clear drawings, practical advice and ongoing support throughout the process. I’m autistic, which strongly influences how I work in a positive way—particularly in areas such as visualisation, pattern recognition and attention to detail. This helps me think carefully about layouts, spot issues early and develop well-considered, buildable solutions.

As a sole practitioner, I offer a personal, hands-on service on every project, with a strong focus on thoughtful design, planning awareness and creating homes that genuinely work for the people who live in them.

How I Use Technology

I use modern design technology to help clients understand their project, make informed decisions and reduce uncertainty during construction. Technology is used as a practical tool to improve accuracy, communication and confidence throughout the design process.

I carry out 3D digital scans of existing homes to capture accurate measurements and site conditions, creating a reliable digital base for design development. Projects are developed using 3D models, visualisations and virtual reality, allowing clients to clearly see how spaces will look and feel before work begins.

I regularly use video conferencing and screen sharing to review designs and discuss options in a flexible and accessible way. All drawings are produced using professional CAD software, ensuring clear coordination with engineers, building control and contractors. I also use AI-assisted tools to support the preparation of technical reports and specifications, improving efficiency while maintaining professional oversight.

Fees

Every project is different, so fees are tailored to the scale, complexity and level of service required. I provide fixed fee proposals from the outset, clearly setting out what is included and the stages involved, so you know exactly what to expect before any work begins.

Fees are not calculated as a percentage of build cost, which can lead to uncertainty as projects develop or budgets change.

Instead, fees are agreed in advance and reflect the time, care and professional responsibility involved in producing well-considered, buildable designs and guiding projects smoothly through planning and technical stages.

An initial consultation is offered without obligation, giving you the opportunity to discuss ideas, constraints and next steps, and to decide whether my approach is the right fit for your project.

Serving Kent, Surrey & Sussex

and the South East

Nigel — Rainham

Ian quickly understood our aspirations and produced clear sketches during the initial consultation that brought the design to life. He then managed planning, building regulations and consultants, even helping with complex water authority forms. A complete service from beginning to end.

Mrs Walters — Kent

The initial consultation was exceptional, with Ian designing the extension live during the meeting. Seeing the ideas take shape instantly was invaluable and well worth it.

Barbara & Carly — Surrey

Ian helped us completely transform our home, creating a much-improved layout and a light-filled kitchen overlooking the garden. This was our biggest renovation project to date and it was Ian’s vision that made it work so successfully.

Mrs Samra — Kent

The building inspector was extremely impressed with the quality of Ian’s drawings and specifications, commenting that they were among the best he regularly sees.
